  • Visite cookcountytreasurer.com

Mi oficina está enviando avisos a los dueños de propiedades en la lista de Venta Anual de Impuestos. Cada año, el Servicio Postal de los Estados Unidos devuelve miles de avisos enviados por correo certificado. Muchas propiedades que se subastarán son lotes vacíos o casas y negocios abandonados donde no se pueden entregar los avisos.

Las tres ventas de impuestos más recientes se subastaron entre 37 mil y 48 mil propiedades. En cada venta, aproximadamente la mitad de las parcelas se ofrecieron en subasta a pesar de que los propietarios adeudaban menos de mil dólares en impuestos.

La próxima venta de impuestos de cuatro días que comienza el 10 de diciembre es para los impuestos a la propiedad morosos de 2022 que vencían en 2023. Por ley, la Venta Anual de Impuestos se lleva a cabo menos de 13 meses después de la fecha de vencimiento de la Segunda Cuota, que fue el 1 de diciembre de 2023.

Una razón por la que la venta de impuestos es importante para un propietario es cómo afecta su capacidad para pagar los impuestos atrasados. Pero una vez que un comprador de impuestos adquiere su deuda tributaria en la Venta Anual de Impuestos, la única forma de redimir sus impuestos morosos es pagar la deuda más los intereses y recargos en un solo pago. No se aceptan pagos parciales por impuestos morosos.

El interés cobrado sobre los impuestos atrasados puede dificultar el pago de una factura. Sin embargo, los legisladores estatales redujeron la tasa a la mitad, de 18% anual a 9%. Les pedí que lo hicieran porque reducir la tasa de interés para quienes pagan tarde ayuda a los propietarios vulnerables de bajos ingresos a generar riqueza generacional y permanecer en sus hogares.

Los propietarios tienen aproximadamente dos años y medio para redimir sus impuestos morosos, después de lo cual un comprador de impuestos puede ir a la corte y obtener el título de su propiedad. Para propiedades comerciales, el plazo para redimir los impuestos morosos es de aproximadamente un año.
